Subdivided Lot & Its Setbacks Empty Subdivided Lot & Its Setbacks

Question lang... If a lot given is part of a once larger lot, what setbacks should I follow? Ung based sa land use pa rin nya o may sariling imbentong setback un? I was arguing kasi with my father regarding this. Sabi ko kasi, pg R-4 sya, 4.5 m front setback, 2 m optional sa side at 2 m sa rear. Sbi nya wala na daw setback sa harapan kasi compound daw un and nagprovide n ng ROW sa labas ng property line ng bagong hati na lot. I don't know if I should follow him although engineer / contractor sya and matagal na sya sa field.

always use the stricter rule. pag mas stricter ang building code sa any local ordinances or code. use the  building code. if the city ordinance or HOA is stricter than the building code, use them. and as far as i know. there is no such thing as no front setback. unless d siya chineck or permits from dpwh, architecture office and others. squatting lang ang gumagawa ng no front setback or yung mga humihingi ng excemption sa national goverment

If the building to be constructed is along the national road, the standard setback is 10 meters from the center line of the road ( based on the standard 20 meters Road Right of Way) but there are local ordinances that need to be considered especially in the cities.

Setbacks usually start within the property line, not the center of the road. 

If its 10m from center of a 20m Road Right of Way, start palang ng sidewalk yan.

ano po ba ung setback requirement kung 100 sqm lang po ang lot? at kung mag firewall ilang sides po ang pwede? di ko po kse msyadong magets ung pd1096

Depende sa Lugar ang setbacks. May areas na isang side lang allowed na firewall. May I ask din na dalawang sides. May areas din na bawal ang firewall. Usually 3m sa harap at 1.5m to 2m the rest. 

Everytime may project ka, check mo agad local code, minsan mas stricto kaysa national Yun. After that, subdivision requirements. Possible na mas strict Yun kaysa local code.

Ganun lagi ang process. At lahat Yun kailangan sundin. Kasama dyan sa restrictions ang zoning. Malaki ang effect nyan sa setbacks, Lalo na pag may body of water involved.
